The Most Affluent Suburbs In Cape Town

Jan 8, 2025

When it comes to property values in South Africa, no other province has seen its land increase in relative value like the Western Cape. The beaches, the Winelands, the tourist attractions, the job opportunities, access to the west coast and the garden route are just a few of the reasons why this part of the country is so popular.

Each year, thousands of foreigners look to acquire land in Cape Town; it can be as a retirement home, where their forex reserves can stretch a lot further than in their home country, or to have a second home to holiday when winter hits in the northern hemisphere.

It can also be set up as a base as European or American executives who trade with the country wish to have a place to call their own as they spend extended time in the country. The appeal of Cape Town doesn't only extend across borders, but locally too.

According to 2023 reports by Stats SA, the Western Cape has seen a net increase in the number of people moving in from other provinces in South Africa. Between 2011 and 2022, the province saw a net migration of about 295,908 people.

Cape Town's Crown Jewels: Uncovering the Most Affluent Suburbs

Cape Town, a city renowned for its breathtaking natural beauty and vibrant culture, is also home to some of South Africa's most exclusive and sought-after residential areas. These affluent suburbs boast a unique blend of luxury living, stunning scenery, and a privileged lifestyle, attracting both local and international high-net-worth individuals.

A Glimpse into Luxury Living

Cape Town real estate commands a premium, and for good reason; the way the city is built allows for exclusive access to certain areas, which results in prestigious suburbs that everyone would love to live in, should money not be the deciding factor.

The allure of these elite neighbourhoods extends beyond their opulent mansions and breathtaking views. They offer a secure and exclusive community, top-tier amenities, and proximity to world-class schools, shopping centres, and leisure activities.

But what are these places?

Here's a closer look at some of Cape Town's most affluent suburbs:

Clifton: Often hailed as the pinnacle of luxury living in Cape Town, Clifton boasts four pristine beaches, each with its own unique character. The area is characterised by its iconic multi-level houses, offering panoramic ocean views and a laid-back yet sophisticated atmosphere.

Clifton regularly nets the highest prices with an average freehold selling price of R50 million and three sales above R50 million in 2023 alone.

Bantry Bay: Nestled between Clifton and Sea Point, Bantry Bay offers a more secluded and tranquil setting. Its modern, high-rise apartments and exclusive villas provide breathtaking views of the Atlantic Ocean and the Twelve Apostles mountain range.

Llandudno: This picturesque suburb is known for its secluded coves, pristine beaches, and a strong sense of community. It's charming cottages and modern villas offer a relaxed coastal lifestyle, making it a favourite among celebrities and high-net-worth individuals.

Camps Bay: With its iconic white sand beach, vibrant beachfront promenade, and trendy restaurants, Camps Bay is a magnet for tourists and locals alike. Its luxury villas and apartments offer a front-row seat to the bustling beach scene and breathtaking sunsets.

Fresnaye: Situated between Sea Point and Bantry Bay, Fresnaye offers stunning views of the ocean and the city below. Its mix of modern apartments and historic villas provides a diverse range of housing options, catering to a variety of tastes and preferences.

Bishopscourt: Located in the Southern Suburbs, Bishopscourt is a prestigious neighborhood known for its large properties, lush gardens, and a strong sense of community. Its proximity to top schools, shopping centers, and the scenic Constantia Winelands adds to its appeal.

Bishopscourt saw eight properties having been sold for over R20 million in 2023 and boasts a notable sale of R90 million for one of its homes.

Constantia: This historic wine-producing region is home to some of Cape Town's most exclusive estates and vineyards. Its rolling hills, lush greenery, and world-class wineries offer a tranquil and sophisticated lifestyle.

Higgovale: Perched on the slopes of Table Mountain, Higgovale offers breathtaking views of the city and the surrounding mountains. Its modern, architecturally designed homes and a strong sense of community make it a sought-after destination for those seeking a luxurious and exclusive lifestyle.

De Waterkant: This trendy inner-city suburb has experienced a significant transformation in recent years, becoming a hub for young professionals and creative types. Its vibrant atmosphere, stylish restaurants, and proximity to the city center make it a desirable location for those seeking a modern and urban lifestyle.

Green Point: Located close to the city center and the V&A Waterfront, Green Point offers a mix of modern apartments, historic buildings, and a vibrant park. Its proximity to amenities, entertainment venues, and the city's main business district makes it a popular choice for those seeking a convenient and cosmopolitan lifestyle.

A Lifestyle of Privilege

Living in one of these affluent suburbs offers a unique lifestyle, characterised by exclusivity, convenience, and a strong sense of community.

Residents enjoy access to world-class amenities, including private schools, exclusive clubs, and a wide range of leisure activities. They also benefit from a secure and well-maintained environment, providing peace of mind and a sense of tranquility.

However, this privileged lifestyle comes at a price. Property prices in these areas are among the highest in South Africa, and the cost of living can be significantly higher than in other parts of the city.

Despite the high cost, these affluent suburbs continue to attract a diverse range of high-net-worth individuals, from local business owners and entrepreneurs to international celebrities and dignitaries. Their allure lies in their unique blend of luxury, natural beauty, and privileged lifestyle, making them some of the most sought-after addresses in South Africa.

Cape Town luxury real estate market

The luxury property market, loosely defined around the $1 million mark or roughly above R20 million, enjoyed another good year, although mainly in Cape Town. This market alone generates around R3 billion in sales each year, and according to local Realtor Seeff, there will be at least 100 sales of over R20 million in Cape Town in 2023.

For most South Africans, these prices are well outside their price range or bond qualification, and it shouldn't be surprising that most of these sales come from the UK, Germany, Netherlands, Russia and the USA.

When spending exceeds the R20 million range, you're also not too concerned with buying a finished product. These owners are often keen on renovating to add more value to the property with modern amenities such as full solar, to home gyms, home offices, wine cellars and much more.

The more you sink into the property, the less likely you will be to let it go and the more you're willing to charge a premium to sell it. Coupling this with a scarce beachfront property in Cape Town, and you can set yourself up to flip a property at a massive margin.
